I'm good at catching fish and writing

When people ask me what I do for a living, I tend to reply with a statement that's similar to "I'm good at catching fish, and I'm a good writer."  

Catching fish is pretty straightfoward.   For some reason, though, the title of a 'writer' has been largely associated with being a fictional storyteller.  Don't get me wrong, I have a lot of respect for people who write fictional stories, especially Danielle Steel.  I grew up reading her books, and although I may have been a bit too young to fully comprehend her sexual stories, her writings were nonetheless spectacular, especially during my teenage years. 

As far as the writing that I create, though, I must admit that it's not anything closely related to fictional content.  In fact, it tends to be promotional, educational and/or informational.  

Why do I write?

I have two answers to the question above: I do it for the money, and I do it because I love to write.  

Why do I love to write?  The only answer I have is because writing is something that I'm good at.  If I wasn't good at it, I most likely wouldn't enjoy writing thousands of words each and every day of the week.  But that's about like the answer that anyone would give in relation to a craft that their good at.  When you're good at something, you enjoy doing it.  

I'm good at writing; I thoroughly enjoy writing about anything.

Your 90-Day guide for real estate investment

Life is a bit easier when you have a guide to walk you through certain processes.  Take for example investing in real estate.  Wouldn't a 90-day guide be helpful?  Sure it would, and so would real estate consulting.  In fact, let's take a quick look at a helpful guide you can use to make your real estate investment endeavors both more enjoyable and more successful.  

Day 1 through Day 30

Always begin your real estate investment experiences with market research by studying the current value of comparable homes that have sold within the past three to six months.  Comparable means that these homes are in the same area you're wanting to purchase property, and that they're close to the same size.  By analyzing these values, you can determine the fair asking price for an investment property in the same area.  

If you're looking to invest in commercial property, you'll want to conduct the same type of research.  Always keep in mind amenities on both residential and commercial properties can boost their value significantly, so make sure you're comparing properties that are very similar to the type of property you want to buy.

It's also during Day 1 through Day 30 that you'll want to analyze your finances and secure a pre-approved mortgage loan.  In doing this, you can determine how much money a lending institution is willing to let you borrow, which will greatly influence the properties you'll be able to invest in.  Being pre-approved for a mortgage loan also gives you the confidence to make an offer on a property once you find one you want to buy. 

Once you complete research and get pre-approved for a loan, it's time to start looking at properties.  You'll find properties via online listings, through local real estate agencies, newspapers and many other places.  Just remember to keep your eyes and ears open, because real estate investment opportunities are all around. 

Day 31 through Day 60

Once you've found properties you're interested in, you'll want to get each one inspected.  Inspections can usually be carried out in a day's time, and the results will influence whether or not the property is worth buying.  If the inspection is carried out in less than an hour, it probably means the inspector wasn't thorough.  Because of this, always acquire your inspections through an inspector who is highly-qualified and reputable. 

To determine the actual history of a residential or commercial property, you should conduct title checks.  The title check process involves gathering documents related to the history of the properties and reviewing them to determine what types of incidences have occurred on them. Title checks also verify the fact that a seller has the right to sell a piece of property. 

Once inspections and title checks have been carried out, you'll need to obtain appraisals.  Just the same as the person carrying out inspections, the appraiser needs to be trustworthy and reputable.  After all, it's the appraisal of a property that determines its true value.  

Day 61 through Day 90

Once you have made it through research, finding properties, getting pre-approved, inspections, title checks and appraisals, it's time to decide on the piece of property, or properties, that you want to make an offer on.  The offer that you make may or may not be accepted.  If it's not, you'll have to negotiate with the seller until a price can be agreed upon.  
Finally, once a selling/buying price is accepted by all parties involved, you'll then go through the closing process.  Once the deal is closed, you can call yourself the proud owner of a new home or business property. 

All in all, you can see that the processes involved in buying real estate are very complex.  In almost all circumstances, it will be best to have a real estate consultant walk you through each step.

The 3 bosses of every self-employed business owner

As all smart business owners know, you must always put your customers first.  Ray Kroc says, "If you work just for money, you'll never make it, but if you love what you're doing and you always put your customer first, success will be yours."

Who exactly is Ray Kroc?  He's the man who brought success to McDonald's.  How some business owners/service providers ever got to the point in which they believe they can dictate the success of their own businesses without putting the needs of their customers first is beyond me.  

In my book, customer always go first.  Even if their needs don't align with my wants and needs, I still put them first.  In doing this, I've learned that making money and running a successful freelance writing business isn't as hard as a lot of writers make it out to be.  

Customers want top-notch service around the clock.  If a self-employed person's schedule conflicts with that of customer's, then so be it.  A self-employed person IS replaceable.  As a freelance writer myself, I'm well aware that my services can easily be replaced by someone else.  

And as contrary as many self-employed people believe, the self-employment industry still means that you will have bosses, with your number one boss being your clients and customers.  

Let's take a quick look at the three bosses that I answer to as a freelance writer/copywriter. 

Deadlines

Deadlines scream my name from the time I get up until the time that I go to bed.  I fully understand if I don't meet a deadline, then I won't get paid for the work that I've completed.  No matter the industry that you're self-employed in, deadlines largely influence your ability to maintain success, and they are in fact one of your many bosses. 

Paychecks

Everyone wants a paycheck.  It doesn't matter the type of services that you perform, if you want to get paid, you must commit yourself to your work and provide top-notch services to each and every client.  If you don't, then you can't blame your clients for not paying you, which means you don't get a paycheck.  

Clients

Even if you went into the business of being self-employed because you thought it was a lifestyle full of unicorns and rainbows, I'm the bad news bear who is here to tell you that being self-employed doesn't mean you're your own boss.  Your clients are your bosses.  Whatever it is that they want, you must provide it to them.  Otherwise, they're not going to pay you.  And unless you're running some type of multi-million dollar business and you have the funds to hire a lawyer, when it comes to getting funds from a client who you haven't pleased, you're pretty much out of luck. 

The Takeaway

Even as a self-employed individual, your deadlines and paychecks are your number two and three bosses because in order to meet their needs, you'll first have to satisfy your number one boss, which just so happens to be each individual client.

My (unhappy) experience with BKA

This is my experience with ordering content through BKA.  

I went to the BKA website.  It's nicely designed.  I found it easy to navigate.  It clearly outlines what they charge for SEO articles, press releases, landing pages, etc...

I then chose to test out the services by ordering an article (100-150 words) for $4.50.  I clicked on the appropriate link and entered my name and billing information.  After this, it was all downhill.

I then received an email stating that my order couldn't be processed until I downloaded/filled out a form and emailed it back, which I didn't receive for 10 minutes until after I had paid for my order.  

OK, I thought; this is a little weird.  The form that they emailed me was an Excel spreadsheet!  The spreadsheet wasn't difficult to navigate because I've worked with these types of spreadsheets before, but still yet, why should I have to fill out an Excel spreadsheet to receive an order that I've already paid for?  Shouldn't I be able to simply state what I want without having to fill in cells on a spreadsheet?  Actually, shouldn't I have been able to state the specifications of the content that I'm in need of before paying for it?

Also, now that I've emailed back the completed spreadsheet (over an hour ago), I have yet to hear when my order will be processed.  I don't even know if I'll receive the content that I've paid for.  

I'll definitely provide an update to this blog posting once I hear something back.  But as of right now, it's going to take some stellar content for me to be happy with the experience that I've had so far with BKA.  And being that BKA only pays its SEO content creators .01c a word, I'm not very hopeful that the content will be very good. 

*Update: (6/6/2014) I received an email at 10:00AM CST stating that my order was being processed; it's nearly 12 hours since I paid for the content and sent in my order form.  
*Update: (6/7/2014) It's 11:00AM CST and I haven't heard even the slightest peep out of BKA.  I still have no idea when I will be receiving my content that I've already paid for. 
*Update: I finally received the content from BKA several days after paying for it.  The content was just as expected; not very good.

STOP making your sales follow-ups so complicated

It doesn't matter the industry your business is operating in, when you conduct a sale, a sales follow-up needs to take place. To help you out, I've got a list of five easy ways to make the most out of your follow-ups, and yes these tips are very simple.  

Nothing should be complicated about a follow-up, so don't make it that way!

Always followup: First of all, regardless of how big or small a sale is, you should always do a follow-up. You never know when a customer is going to turn into a repeat customer, but with a simple sales follow-up, you're more likely to keep your customers coming back for more.

You need a game plan: Do you even know what a sales follow-up is? If not, you need to learn. By doing so, you'll be much more likely to create a game plan that effectively increases your overall sales revenue. 

Time matters: When a sale takes place, you need to conduct a sales follow-up within 24 to 72 hours. This lets your customers know you're thinking about them and concerned as to whether or not the service/product you sold was worth the investment. If they provide you with feedback stating that it wasn't worth their investment, you should take appropriate steps to ensure the issue is resolved as quickly as possible.

Give them reasons to trust you: Within every sales follow-up that is carried out, you need to show your customers they have many reasons to trust you. Great ways to do this are by offering them a chance to return the item if they aren't 100 percent satisfied and by offering a discount on any future purchases.

Always keep your word: It's during a sales follow-up that you can provide many promises to your customers, but you must make sure you can stay true to your word. If you tell them they can receive a 25 percent discount during a sales followup on their next purchase, then you need to stick to this promise regardless of the amount of money they are spending on the next service or product that they buy.
